The short answer
The best purchase depends on what you can afford and how long you expect to earn from it. First compare affordable investments by cost divided by additional hourly income. Then check whether you need immediate income, a quick return, or cash for another requirement. A fixed S-tier list cannot account for your current prices and budget.
The official game confirms passive property earnings. It does not publish the price table used by your account, so this guide uses your current client as the source for purchase values.
A worked investment decision
Illustration: with 25,000 cash, Option A costs 12,000 and adds 1,200 per hour. Option B costs 20,000 and adds 2,500 per hour. A pays back in 10 earning hours; B in 8. B is the stronger simple-payback choice, but leaves only 5,000 cash for everything else.
If you expect only six hours of income, A returns 7,200 and B returns 15,000 before their purchase costs. Their net cash positions are −4,800 and −5,000 respectively. A shorter payback is not always the largest net gain at every horizon. Neither example includes resale value, changing prices, caps or reinvestment.
Buying new versus upgrading
For an upgrade, enter the upgrade price and only the increase in income. If a hypothetical property rises from 1,000 to 1,300 per hour after a 6,000 upgrade, the extra income is 300; simple payback is 20 hours. Dividing by 1,300 would incorrectly count income you already had.
After each purchase, recheck the next price. A one-purchase comparison does not solve a sequence of escalating prices. Keep a separate comparison for new properties and upgrades, then compare the best affordable candidate from each.

- Check the budget label as well as payback.
- Save the comparison on this device, or copy its link for a family member to review.
For offline sessions, first check the assumptions in the offline-income guide. A faster theoretical return is not useful if collection limits stop the earnings.
Which property wins over a short session?

Net income here means additional earnings minus purchase cost. With these two choices, B overtakes A after (20,000 − 12,000) ÷ (2,500 − 1,200) ≈ 6.15 earning hours. Before that crossing, A has the higher net cash position; afterward, B does. At six hours both are still below their starting cash after purchase. A positive income stream is not the same as recovering the purchase price.
A separate reserve changes eligibility. If you must retain 8,000 for another requirement, A leaves enough and B does not. Apply that constraint before sorting by payback. Compare an intermediate purchase with saving for a target when the real choice is a sequence.
Common purchase questions
Should I always buy the cheapest property?
No. Check affordability, added income, how long you can collect and the cash you need to retain. A cheap purchase can tie up money without helping the next requirement soon enough.
Can I use total income to compare an upgrade?
Use the increase over the old income. If the old income continues without the purchase, it is not a return generated by that upgrade.
Does eight-hour payback mean eight hours on the clock?
Only if that rate applies throughout the eight hours and nothing stops collection. Use two offline observations before assuming the displayed rate applies during every hour away.
